All quotations are valid for 14 days from date shown on quote.

Once signed by both the Client & Turn Key Solutions and a deposit ($2,000) is received, pricing is then FIXED for 12 Months from the quote date.

All pricing is subject to accurate floor plan, site plan & drainage plan (or any other reasonable information requested) being provided to Turn Key Solutions.

Our fixed price is based on the scope of works listed in the signed quote, if this scope of work changes than the price may also change.

If the scope of work is substantially changed after signing, we may, at our discretion decide to cancel the contract and any deposit paid will be forfeited.

By payment of deposit you are agreeing to these terms & conditions.

Deposit is NON refundable (except finance decline).

If concrete/paving preparation is included in the quote.

This is based on the ground level around the house being not higher than 100mm below damp course.​

If stormwater has been done by others than we take no responsibility for any issues with drainage. Any modifications/additions required will incur additional costs and potential time delays.

All due care will be taken to avoid damage to any services (eg. water, gas etc.) while digging, however, due to the nature of the work it is still possible that services may get damaged, if the this does occur we will endeavor to assist as much as possible, however it is ultimately the responsibility of the client to rectify and cover all associated costs.

If Charcoal/coloured concrete is included in the quote.

This will be "colour on" using a tinted sealer or "colour through" at our discretion unless otherwise specified on the quote.

If driveway crossover &/or stormwater is included in the quote.

This does NOT include, cutting/removal or reinstatement of footpath or kerb, or installation of invert/stormwater outlet unless specifically stated, additional costs will be incurred for these items if required.

If retaining walls are included.

Removal of any existing walls or fences are NOT included unless specified on the quote.

Removal of surplus soil or vegetation is NOT included unless specified on the the quote, additional costs will be incurred if this is required.

All sleepers are plain concrete, unless otherwise specified on quote.

If rock is encountered while digging for retaining walls &/or fencing than additional charges will apply.

All due care will be taken to avoid damage to any services (eg. water, gas etc.) while digging, however, due to the nature of the work it is still possible that services may get damaged, if the this does occur we will endeavor to assist as much as possible, however it is ultimately the responsibility of the client to rectify and cover all associated costs.

Once retaining works start on site, it is possible that the required heights may differ from what was shown on the plan/quote, if this is the case then the additional retaining works will be invoiced according at the current rate at the time of installation.

If fencing is included.

Removal of existing fences are NOT included unless specified on the quote.

Under fence plinths are NOT included unless specified on the quote.

Some fence colours, including, but not limited to, Monument & Teatree are additional cost.

Any additional posts will be in galvanized finish (not painted) unless otherwise specified on the quote.

All due care will be taken to avoid damage to any services (eg. water, gas etc.) while digging, however, due to the nature of the work it is still possible that services may get damaged, if the this does occur we will endeavor to assist as much as possible, however it is ultimately the responsibility of the client to rectify and cover all associated costs.

If fences are installed before/during construction of your home, or existing fences are already in place, we take no responsibility if they are damaged or get dirty.

All fencing invoices are to be paid by the client, it is the clients responsibility to get reimbursed by the neighbour.

If tiles are included, grout/silicone will be matched to the tiles at the tilers discretion, unless otherwise specified on quote.

If timber laminate/hybrid flooring is included, flooring will be “butted up” to skirting boards with a timber beading added, unless otherwise specified on quote.

If landscaping is included.

Plants are chosen at the discretion of our landscapers unless otherwise specified on the quote.

Any earthworks, soil or vegetation removal is NOT included unless specified on quote, additional costs will be incurred if this is required.

If clothesline is included.
-
It will be mounted at approx. 1800mm high (+/- 100mm) unless otherwise specified on quote.

It will be black unless otherwise specified on quote.

It will be wall mounted, unless otherwise specified on quote.

If a rainwater tank is included,
-
Colour will be matched as close as possible to the closest fence unless otherwise specified on quote.​​

If the rainwater tank required is too large to fit down the side of the house then it will need to be delivered before the house frame goes up. It is the responsibility of the client to notify us of when this will occur.

The tank will be hidden as best as possible, however we take no responsibility if it goes missing.

In the event that a chosen product becomes discontinued or otherwise unavailable, Turn Key Solutions will endeavour to offer an equivalent product and/or a re-selection will be required.

It is the clients responsibility to provide any relevant information in regards to council/developer requirements, eg. fencing or driveway style/colour etc. Turn Key Solutions will take no responsibility for any product supplied/installed that does not meet council/developer requirements.

You must notify Turn Key Solutions (in writing) of your building handover date at least 4 weeks prior to avoid any unnecessary delays.

We may invoice work over multiple invoices/stages, all invoices must be paid strictly within 7 days, late payment fees will apply.

Late payment fees are charged at 1% of outstanding balance per week until payment is made in full.

Approx. 50% payment is due before works starts on the project.​

Approx. 40% progress payment is due towards the end of the project.
-
Final outstanding balance is due on practical completion of all works quoted.

Starting work before handover from your builder
-
If we are to start any work before handover, we require permission in writing from the client confirming exactly when we can start work​.

We will take no responsibility for anything that gets damaged or dirty due to works being completed before handover.
